Agree exterior painting preparation before selecting the topcoat. Discuss substrate condition, moisture, safe access, weather and protection of nearby areas.
Exterior paint is applied to a surface that has already lived through weather, movement and earlier coatings. A lasting project begins by assessing that surface, not choosing the colour first. Ask the painter to separate preparation, repairs and the coating system in the proposal. The same wall area can require very different work depending on what is underneath the visible finish.
Record existing defects
Point out peeling, staining, cracks and areas that remain damp. Explain any leak history or repeated coating failure. Photographs from safe ground-level positions help the initial conversation, but do not establish the cause. A moisture problem may require another trade before painting proceeds. Ask which defects the painter can address and which need investigation rather than assuming a new topcoat will hide or solve them.
Leave uncertain materials undisturbed
Older coatings and building products may present hazards during scraping, sanding or cleaning. Tell the painter about known asbestos information and any earlier testing. Do not pressure-wash, scrape or sand suspect surfaces to prepare for a quote. NSW asbestos guidance warns that maintenance work can disturb hazardous material. The preparation method should follow an assessment of the substrate, not a default instruction to strip every surface.
Specify what preparation covers
Ask which surfaces are cleaned, repaired, primed or otherwise treated and which are excluded. Windows, doors, eaves, gutters and masonry may require different systems. Clarify whether loose coatings and local repairs are included and how unexpected substrate problems are approved. Product compatibility depends on the actual surface and selected system; general sheen guidance is not an exterior specification. Request the proposed products and preparation assumptions in writing.
Plan access, weather and protection
High work needs properly planned access, not a household ladder offered to speed things up. Discuss protection for windows, paths, gardens, vehicles and neighbouring areas. Ask how weather affects scheduling and product application conditions without demanding a guaranteed finish date before conditions are known. In strata properties, confirm approvals, colour requirements and access responsibilities. Keep children and pets away from work and follow product-specific safety and re-entry advice.
Agree the finished result and care
Review samples where useful and ask how retained imperfections may appear in changing light. Confirm waste removal, making good and which coatings are covered by which written terms. At handover, retain product details and care instructions, including when cleaning is appropriate. A complete exterior-painting scope makes preparation visible in the decision rather than treating it as an unspecified allowance beneath the chosen colour.
